We do not speculate. Rather than undertake development risk on its own account, we capitalise from the onward disposal of land and buildings with planning gain to specialist Development Promoters.
Our risk management thinking has three strands - asset allocation, geographical spread and a diversity of contracted income. We scrutinise sector trends and analyse feedback from our chosen markets. We acquire properties only in highly regulated, economically healthy markets. We avoid exposure to weak tenant covenants in favour of a spread of income from medium to strong occupational tenants. We hunt down trading positions in sectors and locations with advantageous demographics, where the most promising economic conditions prevail.
